Our Advantage
Toronto winters are hard on your home. By the time spring arrives, most properties have quietly accumulated a list of issues – frost-heaved interlock, cracked caulking, blocked eavestroughs, weathered decks, and moisture damage that doesn’t show up until things thaw out. Most homeowners don’t find out until small problems become costly repairs.
We serve homeowners across Toronto, Etobicoke, North York, Scarborough, Mississauga, and the broader GTA. Whether your property took a beating this winter or you just want a fresh start before the season, we’ll get it done right.
What’s Included in the Spring Property Refresh
Our refresh visit covers four service areas in a single half-day visit. Work is completed by our in-house team — no subcontractors, no coordination headaches.
Exterior Repairs
Post-winter damage to fences, decks, and hardscaping is extremely common in Toronto’s freeze-thaw climate. We assess and repair:
- Fence repair and re-staining — boards, posts, and hardware damaged by ice and moisture
- Deck board replacement and sealing — addressing warped, cracked, or splintered boards from winter exposure
- Interlock and patio stone re-leveling — frost heave shifts stones every winter; we reset and re-sand affected areas
- Retaining wall inspection and minor repairs — checking for shifting, cracking, or drainage issues
- Shed repairs — doors, hinges, siding, and roof edges commonly loosened by snow load
- Gate hardware replacement — latches and hinges that seized or broke over winter
Moisture & Structural
Toronto’s spring thaw is when water intrusion problems reveal themselves. We identify and address the most common entry points:
- Eavestrough reattachment and realignment — ice weight often pulls gutters away from fascia boards
- Downspout extension installation — directing meltwater away from your foundation
- Exterior window and door caulking — cracked or missing seals are a primary source of drafts and moisture entry
- Driveway and walkway crack sealing — freeze-thaw cycling expands cracks every winter
- Foundation crack patching — hairline and minor cracks addressed before water infiltration worsens them
- Exterior wall inspection — checking for paint bubbling, swelling, or soft spots that indicate moisture behind walls
Curb Appeal Upgrades
Spring is the best time to refresh your home’s exterior before the season gets busy. We handle:
- Exterior trim and door painting — freshen up weather-worn surfaces with clean brush or spray application
- Pressure washing — driveway, walkways, deck, and siding cleared of winter salt and grime
- Exterior light fixture swaps — quick hardware upgrades that make a noticeable difference
- House number and door hardware updates — hinges, handles, knockers, and mailboxes
- Fence and gate staining — protective coating that extends life and improves appearance
Grounds & Cleanup
The finishing work that gets your outdoor spaces ready for the season:
- Winter debris removal — branches, dead foliage, and accumulated waste cleared
- Garden bed clearing and edging — beds prepped for spring planting
- Lawn raking and surface cleanup — thatch and winter matting removed
- Walkway and driveway tidying — salt residue, sand, and edge debris cleared
- Outdoor space prep — furniture staging areas, fire pit surrounds, and storage zones reset
Spring Property Refresh — Pricing in Toronto (2025)
We offer three service tiers to match your property’s needs and budget. All visits include a full walkthrough and written summary of any items noted for follow-up.
| Service Tier | What’s Included | Starting Price |
| Grounds & Cleanup Only | Debris removal, lawn raking, garden bed clearing, walkway tidying | $199 |
| Exterior Repair Visit | All cleanup + caulking, crack sealing, eavestrough reattachment, downspout check | $349 |
| Full Property Refresh | All of the above + curb appeal work (painting, pressure washing, hardware) | $549+ |
Note: Pricing is based on standard Toronto residential properties. Large lots, extensive damage, or significant material costs may affect final pricing. All work beyond the flat-rate visit is quoted in writing before proceeding. HST additional.
The flat-rate visit fee is credited toward any follow-up project booked within 30 days — so if we find something worth fixing properly, you’re not paying twice.
Why Spring Is the Right Time — and Why You Shouldn’t Wait
Most Toronto homeowners wait until something is visibly wrong before calling a contractor. By then, what could have been a $200 repair has become a $2,000 problem. Here’s what this winter likely did to your property:
- Frost heave shifts interlock, patio stones, and retaining walls every single year — small shifts become trip hazards and drainage problems if not reset
- Ice dams and eavestrough blockages back water up under rooflines and into walls — damage that won’t be visible until drywall starts bubbling months later
- Freeze-thaw cycles expand every exterior crack — in foundations, driveways, caulking, and siding — making them significantly worse by spring
- Winter salt and sand grind into deck surfaces and concrete, accelerating deterioration if not cleared before summer sun bakes it in
- Moisture from snowmelt collects against foundations and in window frames during March and April thaws — the window to prevent damage is short
Booking a Spring Property Refresh in late March or April catches issues at their most fixable point — before summer landscaping covers problems, before a hot dry spell locks moisture damage in place, and before peak renovation season fills contractor schedules.

Most Spring Property Refresh visits take 3–5 hours for a standard Toronto residential lot. Larger properties or those with significant damage may require a longer visit, which we’ll communicate during booking.
We recommend being available at the start of the visit for the walkthrough and at the end for the written summary review. You don’t need to be present throughout, but we’ll want to walk you through any items we found and photographed before we leave.
Any work beyond the scope of your tier is documented with photos and a written quote — nothing proceeds without your approval. If you decide to book follow-up work, your visit fee is credited toward the project. We never pressure sell; you’ll get an honest assessment and a clear quote.
We recommend booking in March or April, as soon as daytime temperatures are consistently above 0°C. This is the optimal window to catch frost damage before it worsens and to get ahead of peak renovation season when schedules fill quickly. We begin taking spring bookings in February.
Yes – frost heave is one of the most common issues we address in Toronto. We re-level and re-sand shifted interlock stones, reset patio pavers, and assess drainage issues that cause recurring movement. Significant re-installation or new interlock installation is quoted separately.
Yes, for townhome complexes and properties with private outdoor spaces. Ground-floor condo units with patios or balconies can also benefit from the curb appeal and cleanup portions of the service. High-rise balconies are assessed on a case-by-case basis — contact us to discuss your specific situation.
Absolutely – and it’s a natural combination. The Winter Home Audit ($175) identifies what needs attention across both interior and exterior areas. The Spring Property Refresh addresses the exterior items. Clients who book both receive priority scheduling and we coordinate the visits to minimize disruption.
